How are the apartments furnished?

There are two options:
SMART: Partly furnished with fitted kitchen and bed with mattress (1,40m x 2,00m).
SMART Plus: Fully furnished with fitted kitchen, bed with mattress (1,40m x 2,00m), table and two chairs, armchair, floor lamp, bedside table, flat screen TV (depending on the flat), and wall decorations.

Can I redecorate the apartment?

All the apartments are painted in our own colour scheme. You are allowed to redecorate but, when you move out, the apartment must be restored to its original state.

Are pets allowed?

Small pets like hamsters, rabbits or ornamental fish are allowed.

Do the apartments have balconies?

Not all apartments have a balcony or terrace. Please ask especially if you are interested in a balcony.

Do the apartments have Wi-Fi?

Each apartment has its own WLAN router with up to 32 Mbit/s downstream and 1,000 Kbit/s upstream.

Do I have to pay GEZ (the German television and radio license fee)?

Yes, tenants have to pay their own GEZ fee.

Is there a laundry room? How much does washing cost?

Every THE FLAG residence has a laundry room with washing machines and dryers (charges apply).

Is smoking allowed in the apartment or the building?

Our properties are non-smoking. Smoking is not allowed in the apartments.

Are there community areas?

Our residences offer lounge areas, fitness areas and roof terraces or outdoor areas for general use (depending on location).

Are there bicycle cellars or bike storage areas?

There are bicycle parking options in the buildings and the outdoor areas. But we do not have any specific storage / cellar areas.

Can I put a washing machine in the apartment?

Rental contract

How long can I rent?

For short-term rentals, the minimum rental period is 3 months and the apartments can be rented for up to 6 months. Our long-term contracts have a minimum duration of 12 months and are concluded for an indefinite period.

How do I cancel my apartment?

Three months as of the end of the month (statutory notice period), after the minimum term. The notice of termination must be submitted in writing and signed in original.

Can I conclude a contract online?

You will receive the rental contract documents by e-mail after a positive check of your application.

Do I need a guarantor?

If you do not have a sufficient regular income, you will need a guarantor (parent or close relative).


Are parking spaces available?

Both THE FLAG First M and the Campusmeile residences have underground car parks.

Do parking spaces have to be rented separately?

Yes, parking spaces are rented separately from the apartments. Please indicate your interest when you inquire.

Can I rent a parking space even if I do not live at THE FLAG?

Yes, you can rent parking spaces at THE FLAG as an external person.

Contact persons / Services

Is there a contact person on site?

Every residence has its own local contact person, at your disposal for any questions.

Can I take a look around THE FLAG before I decide to rent?

We will be happy to show you our residences or an apartment that is currently available.
Please make an appointment first.

Is there a technician on site?

Every residence has a service technician, who is happy to help with technical problems.

How do I give my postal address correctly?

Please always include your apartment number.

Questions about the lease

How can I check whether apartments are available?

You can see the current vacancies at the individual residences under “Rent now”.

What happens after the reservation or conclusion of the contract?

Once we have received and checked your complete application documents, you will receive the rental contract documents from us by e-mail. You have to print out the rental contract in duplicate, sign it and return it to us by post (or in advance by e-mail). You will then receive a countersigned copy of the rental contract for your records and the details of the account for the security deposit. The deposit must be paid at least three working days before the planned move-in date. Cash payment is not possible.

When is a rental contract concluded?

When the rental contract has been signed by both parties.

Can I revoke the lease?

If the rental contract has been concluded online, you can revoke it within two weeks after conclusion. Revocations must be made in writing.

What documents do I need to make a rental contract?

You need the following documents: identity card / passport, study enrolment certificate / internship contract / trainee programme contract, your last three salary statements. We also need a copy of your guarantor’s identity card and salary statements.

When do I receive a confirmation of residence so I can register my new address?

You will receive the confirmation of accommodation when we hand over your apartment.

Who can rent an apartment from THE FLAG?

You may live at THE FLAG if you are a student, intern or trainee.

How many people can live in an apartment?

Our apartments are for singles. Couples can occupy apartment categories L by prior arrangement.

Are visitors allowed?

Visitors are allowed but they too must abide by the house rules.

Is subletting allowed?

If you want to sublet your apartment, you must have our prior approval. We will need to check the identity card/passport and contact details of the potential subtenant as well as the details of the period of the planned subletting.

Service charges / costs

Are there any additional costs when signing the contract?

A one-off service fee of € 350.00 is payable on conclusion of the contract. It is due with the first rental payment.

What do the flat-rate service costs include?

The flat-rate service costs include things like Internet, TV, electricity, etc. Consumption-related costs such as water and heating are not included in the flat rate.

What is the service-costs flat rate?

The flat rate is payable monthly with the rent. There is no extra invoicing for this, as the flat rate covers the fixed service charges. The metered ancillary costs such as water and heating are billed once a year.

Are there other services subject to charges?

We provide services such as the gym, events, items on loan, etc. free of charge.
